Job description: The American University of Sharjah is seeking Maintenance Engineer to plan, organize, and supervise the facilities services of the Residential Halls. The ideal candidate will have a strong technical background, excellent problem-solving skills, and a proactive approach to maintenance issues to provide support to the site team and day-work team monitoring incoming works and seeing through to completion and close-off. Duties will include escorting sub-contractors; PPM works and working with the site team to complete daily tasks.Job Responsibilities

  • To maintain smooth operation of facilities services including appliances workshop at the Dorms in particular and campus in general.
  • To keep and update the inventories records for spare parts to be utilized for facility services.
  • To enforce the safety issues for safer environment and healthy operation of services equipment including safety of community in the campus.
  • To establish and maintain computerized maintenance management system for tracking work orders, spare parts, and maintenance history of utility equipment.
  • To conduct pesticide fumigation as demanded by the Dorms occupants.
  • To coordinate with municipality (SEWA, Sewage, & Landscaping) for work related issues in the Dorms.
  • To oversee the work of contractors to ensure work is performed as specific in the contract.
  • To ensure engineering standards are maintained to maximize the operation effectiveness and reliability of the plant and associated systems.
  • To ensure company QA and site procedures are adhered to in all aspects.
  • To maintain accurate site records/documentation in association with all site works in a timely fashion to meet KPI requirements.
  • To inspect the condition of services and proactively deal with callouts/repairs as required, and requested by management.
  • To ensure that civil, electrical, mechanical and engineering skills are maintained through a commitment to personal development and life-long-learning.
  • To develop and implement maintenance schedules for all equipment and systems, including civil, HVAC, plumbing, electrical, and mechanical systems.
  • To coordinate with end users and residential hall members, contractors, suppliers and other in-house department to schedule repairs and maintenance services as needed.
  • To troubleshoot and repair equipment malfunctions in a timely manner to minimize downtime and ensure uninterrupted operations.
  • To conduct preventive maintenance tasks to prolong the life of equipment and minimize the risk of breakdowns.
  • To assist in the planning and execution of facility improvement projects, including renovations and upgrades.
  • To train and supervise junior maintenance staff as needed.
  • To respond promptly to emergency maintenance requests, including after-hours and weekends.
  • To develop, assess and analysis by monitoring budget allocations and annual costing, expenditures, fund balances and related financial activities.
  • To submit management reports and developments (with justification) of the annual, deferred maintenance plan.
  • To provide leadership and direction to all members of the maintenance staff.
  • To co-ordinate activities, determining priorities and establishing deadlines (where appropriate), to increase efficiency and ensure the smooth operation of the team’s work.
  • To manage labor requirements, materials needed and schedule all the preventive and corrective maintenance works including but not limited to the following trades; electrical, plumbing, painting, masonry, carpentry in the Dorms.
  • To update, improve and implement a comprehensive preventive maintenance program.
  • To maintain goals and performance standards for his team and determines resources required.

Qualifications and Skills Required

  • Bachelor’s degree in mechanical engineering with maintenance background.
  • 15 years plus of relevant experience in maintenance, facilities and operation management.
  • Proficiency in reading technical drawings, schematics, and equipment manuals.
  • Excellent troubleshooting skills and the ability to quickly diagnose and resolve maintenance issues.
  • Familiarity with maintenance management software and computerized maintenance management systems (CMMS).
  • Strong communication and interpersonal skills, with the ability to interact effectively with colleagues, vendors and contractors.
  • Ability to work independently with minimal supervision and prioritize tasks in a fast-paced environment.
  • Willingness to work flexible hours and respond to emergency situations as needed.
